Legal Fees on a purchase of a registered freehold property
We set out below our fees* for acting on a purchase on a standard purchase of a registered freehold property.

Stamp Duty or Land Tax(SDLT)
The amount of Stamp Duty or Land Tax (SDLT) will depend on the purchase price of the property. The amount payable can be calculated using the HMRC website or the Welsh revenue Authority’s website if the property is located in Wales.

Timescales for purchasing a property
Timescales depends on the nature of the purchase, and whether it is a straightforward purchase or for example a complicated purchase of an unregistered property. Other factors will impact timescales, for instance how many parties are in the chain, whether there is a mortgage offer in place, whether you are purchasing a new build or are a first time buyer to name a few.
It is therefore difficult to estimate how long this matter may take to conclude due to the number of factors that can vary, however in our experience of other matters of this type it could take between 6 to 12 weeks.
Should a purchase take significantly longer, additional charges may apply.
Stages of the Transaction –
a) Take instructions and provide advice
b) Take instructions in respect of the funds to purchase the property and contact the lender, and provide you with advice in respect of the mortgage terms
c) Contact the seller’s solicitors and raise any enquiries with them
d) Carry out necessary searches on the property
e) Provide you with advice on all documents received
f) Forward to you the contract for signature
g) Agree timescales with the sellers solicitors for completion
h) Exchange contracts and agree completion date
i) Arrange for funds for completion of the purchase to be obtained
j) Complete the sale
k) Deal with the SDLT/LTT
l) Deal with the land registry for the registration of the property
The work will consist of the following:
a) investigating the title to the property, to include:
(i) carrying out searches with respect to title and local government information for the property;
(ii) reviewing replies given by the seller to pre-contract enquiries;
b) negotiating a purchase contract;
c) negotiating a transfer document;
d) advising you in respect of your mortgage offer;
e) preparing a report on title;
f) proceeding to exchange of contracts and then completion of the purchase;
g) transferring funds by telegraphic transfer to the seller’s solicitors and for relevant taxes;
h) calculating stamp duty land tax (SDLT) on the purchase and preparing and submitting to HM Revenue & Customs the appropriate SDLT forms; and
i) registering the purchase and the mortgage at the Land Registry.
j) service any necessary leasehold notices (fees for these will be provided by management company/freeholder)

*In estimating our fee we presume that it is a standard sale with no unforeseen or complicated matters, or if there is any defect in title which would require additional work, or involves assignment of a lease or indemnity policy, and that all parties to the transaction are cooperative. Should any complicating matters arise, the fee could vary and will be discussed with you fully.

g) Exchange contracts and agree completion date
h) Receive monies for the sale
